ZONING LAWS

Baker’s Ridge Manor is part of the West Run Planning District, an arm of the Monongalia County Planning Commission. Once a year, the Commission takes aerial photos of all properties in the WRPD, and Commission staff drive through the Manor approximately every two weeks to look for and document changes.

If you are planning exterior home improvement projects, you will most likely need a permit from the WRPD, as “the construction, enlargement, moving, reconstruction of a structure or change of use” requires a land-use review and the issuance of a land-use permit. This includes installation of patios, decks, outbuildings, garages, and pools. This does NOT include roof or window replacements. The price of the Land Use Permit depends on what you are planning to do.

Baker’s Ridge Manor is an R-2 (Neighborhood Residential) Zone. Required setbacks for construction are 30 feet from the front, 15 feet from the sides and 40 feet from the back. That distance refers to either your proximity to the street or to your property line.

CONTRACTOR REQUIREMENTS


The state Division of Labor also does a regular drive-by looking for both work in progress and Pennsylvania license plates on potential contractor vehicles.

Any work that costs more than $5,000 (aggregate amount of labor and material) requires the contractor to be licensed by the West Virginia Contractors License Board. Work totaling less than $5,000 does not require the contractor to be licensed.
